Re: Happy New Year & RRA Projects Update
Happy New Year, and I hope each of you and your family had a wonderful Christmas Holiday! Riverchase looked great for Christmas! The lights and decorations at our entrances, bows on our streetlights, and the Santa Experience at RCC, have become community traditions. We were blessed with good weather for our Christmas Cruise through the Chase that included Riverchase logo custom tree ornaments, reindeer mix, and a Live Nativity program. The mailbox decorations and home Christmas lights were outstanding. A special thanks to all of you who contributed, decorated, and participated!
I also wanted to share the following information leading to our annual RRA “What’s Up” meeting on March 13, 2025, to be held at Riverchase Country Club.
Amendment Process Update
- At our May 9, 2024, annual meeting, the board proposed seven amendments that were being considered. We subsequently held a Q&A meeting on June 20th, which was followed by eight Focus Group meetings in Sept-Oct. Those meetings included a questionnaire of about six amendments, completed by over 80 attendees at the end of each meeting. The feedback to the board was exceptional!
- On Dec. 17th we emailed a recap from the Focus Groups and included a Survey Monkey link asking opinions on the remaining two amendments now being considered to present to all the RRA residents as a ballot. CMA has over 1200 RRA email addresses for our 1800 residents, and we felt the survey reply would provide good input of how we should proceed.
- The Survey Monkey should be completed by January 17th, for review by the board at our January BOD meeting. Contact Stephanie Panagiotides-CMA, (205) 517-8351 if you did not receive a survey link and wish to reply.
Board of Directors Nominating Committee (NC)
- The Bylaws requires the Nominating Committee be made up of two sitting board members and three residents. The NC has been selected and an email requesting nominations was sent by CMA on December 19, 2024.
- The slate of nominees and their bios will be USPS mailed to each resident on February 13, 2025.
- As in the past, each nominee will have an opportunity to introduce themselves at the annual RRA meeting on March 13, 2025.
- All votes must be received by CMA no later than March 23, 2025, and the new directors will be announced shortly thereafter.
Architectural Review Committee (ARC)
- After 7-8 years serving as chair of the ARC, Dana Littleton has resigned from the committee. We sincerely thank Dana for her service to our community, and we are happy to see her continue as a Riverchase resident.
- The new ARC, working with Chris Barry- RRA BOD ARC Liaison is: Lynne Cooper, Stephanie Derzis, John Holmes, Jeff Miller and Jennifer Peace. We welcome the four new members to this very important committee!
- ARC approval and compliance requests or questions should continue being directed to Stephanie Panagioties-CMA, who logs the request on the CMA-RRA ARC website, which starts the review process with the ARC.
- A contract has been signed with Alabama Power Co. to start the new streetlight replacement project in February 2025.
- The agreement does not include a capital expenditure, but will be funded by a 16% increase to the current streetlight power bill.
- The ATT Fiberoptic cable upgrade continues, with the RRA board having limited impact on the work schedule. They are installing new ground level boxes instead of the traditional pedestal boxes. Utility Right of Ways provide considerable latitude to each utility, but the board has intervened on several occasions, with help from the City of Hoover.
- Spectrum-Charter continues to be very slow in burying their cables and maintaining their pedestal cable boxes.
- A street address and picture helps us direct their attention to the problems.
- The Focus Group meetings emphasized the need to create a RRA Facebook page to improve communications exclusively for Riverchase.
- A new RRA Facebook page is scheduled to be operational by February 1, 2025.
